An application has been submitted to Ealing Council for two, two storey four-bedroom homes in Rosebank Road Hanwell. 

Patrick Little from Raylon Construction Ltd wants to bring new semi-detached homes to the site which is currently used as Mr Little's builder's yard. 

Rosebank Road is a predominately residential area consisting of two and three storey terraced, semi-detached and detached dwellinghouses which is why the applicant feels the plans should be approved. 

NBF Partnership on behalf of Mr Little say: "There is a present need for family-sized housing units (of at least three plus bedrooms) in the area, as evidenced in the draft Housing Strategy for Ealing 2024 to 2029. 

"At 333.0m2 , the site area is more than adequate to accommodate two new four-bed houses with sufficient outdoor provision."

The two proposed houses will have a front yard directly off Rosebank Road, separated by a low-level brick wall. 

Both homes will also have private gardens to the rear, separated by a two-metre-high timber panel fence.  

The rear gardens will feature a timber cycle store (for two bicycles) which will be accessible to Rosebank Road via the side passageways.  

A new side passageway is proposed beside no.83, whilst the existing side passageway beside no.85 will be retained.  

The proposals say the passageways will be shared with the neighbours and applicant to provide direct access from the street (via the front yards) to the rear gardens of units 01 & 02, no. 83, no. 85, and the sheds at the rear of the plot.

The plans for new homes on Rosebank Road have been met with support from neighbours but some are against the removal of two trees in front of house no.83.  

One resident comments: "I am broadly in support of the application but would strongly object to the removal of the two trees outside the building plot/existing yard being removed.  

"The trees in our road are something we all love and it makes our road very special." 

Similarly, another resident notes: "A key feature of the road are the trees and the design needs to be altered to keep the trees and use the central drop kerb.  

"You cannot recreate mature trees with all their benefits, and we have already lost quite a few in the last few years in the lower section of the road to its detriment so they need to be kept to retain the character of the area.  

"We need to be planting more trees, not taking them out."

NBF Partnership conclude: "The site is used currently by the applicant for storing materials etc. in the rear sheds, and as such the yard in front is spare land that is underutilised.  

"The applicant, therefore, wishes to make better use of the plot by developing the yard whilst retaining the sheds for continual storage purposes.  

"This would improve the street scene and provide much needed residential accommodation in the area." 

The sites adjacent to no.83 and no.85 are currently rented out to private tenants and are owned by Mr Little.
