More than 2,000 homes set for Southall after plans for old margarine factory revealed

Plans have been revealed for the major housing development on the site of the old Maypole Margarine factory near the Elizabeth line.
Assael Architecture and Montreaux Developments were given approval from Ealing Council for their intentions to build 2,083 homes, a hotel, shops, cafes, and some office space in 2019.
Almost four years after this initial approval, the development has taken a step forward as plans for the development were revealed, with Plot A and B on a section of land of approximately four acres having 867 flats, the hotel, cafes, and shops, and Plot C and D having the remaining 1,216 flats.
Was approval to be given from Ealing Council for these plans then construction can finally begin on Plot A and B at an estimated total cost by Assael Architecture and Montreaux Developments of £600 million for all four plots.

The new development will be located a short walk for Southall station on the Elizabeth Line, giving it quick access to Central London.
According to the documents, 35% (by habitable rooms) of the 867 new homes will be affordable housing.
The development will also include a communal garden for residents to use to relax in, and they also intend to include a gym, co-working space, events space, and private dining room for events.
The site for the development is on the old Maypole Margarine factory, a company who were supposedly at one point the biggest employer in the United Kingdom, but the last of the factories was closed down in 1970 and much of the Southall factories were demolished during the 1980s.

However, the noted Sunrise Radio building and façade of the Maypole Margarine factory will be included as part of the design of the development.
This will be part of a larger redevelopment of the Southall area, with more than 1,900 homes being planned, replacing the Honey Monster factory, and the Esso and Honda garages.
Ealing Council is yet to make a decision on the plans for the first phase of the Margarine Works, but the public is still welcome to make comments on the planning application. All the documents can be found by searching planning reference 224785REM or online here.
