Ealing Council approves final phase of housing redevelopment

The planning committee has approved the third phase of the Sherwood Close, Dean Garden Estate redevelopment that will provide 185 homes. 

Phase three of the proposal, submitted by Ealing Council and Clarion Housing Group, will see the construction of two buildings ranging in height from six to 14 storey.

37 of the flats in phase three are for social rent. 

The original approval for Phase 3 of the Estate that was approved in 2015 saw one long nine-storey building, with a separate building being 7 floors. 

Revised plans for this phase were submitted to Council in July 2022 and were due to be considered by the Planning Committee in January 2023.

However, this was withdrawn due to new GLA requirements, announced in December 2022, decided that all buildings over 30 metres were required to have a second staircase.  

One member of the public objected to the new plans, saying that Ealing considers a tall building to be seven stories, while the proposal is 14 stories.

The Ealing resident called the proposed buildings "overbearing" and "out of character". 

They also said that residents felt the decision to bring the committee case to yesterday evening (1 November) was "rushed", but the panel argued that the application was submitted a long time ago back in July 2022. 

Pascal French, senior development manager at Clarion Housing Group on behalf of the application, said: "We hope you approve our planning application this evening, which will enable the delivery of important social and environmental benefits." 

"In this time of unprecedented housing crisis, our proposals deliver much needed social homes." 

Councillor Dr Gareth Shaw said: "It's a shame that 14 stories are needed, but I cannot see any other option for the developers. 

"I welcome the affordable housing that is included and is something that is in chronic shortage across the borough." 

He added: "With that in mind, this is something I would vote in favour of." 

The panel voted unanimously for the final phase of the Dean Garden Estate redevelopment.
