Plans have been submitted to Ealing Council for a significant residential development comprising 882 homes near a TfL tube station. The site in question is currently a disused car park.

The proposed Park View Place is a 2.8-hectare, residential-led, mixed-use development located directly south of Sudbury Hill Underground Station on the Piccadilly line. The proposals detail plans for both conventional and co-living homes. If approved, the development will feature 542 homes ranging from one to three bedrooms, with 407 offered at market rate and 135 classified as affordable. This falls short of the 35 percent affordable housing benchmark.

Additionally, the project includes 340 co-living units. These units resemble student accommodations, providing tenants with private bedrooms and bathrooms while sharing living spaces and kitchens.

The development emphasizes the creation of vibrant ground-floor frontages for both daytime and evening use to cultivate a new community. Proposed amenities comprise retail and commercial units, a café, and a new community center. A core design element includes publicly accessible open spaces, with landscaping plans featuring a new pedestrian link to Grove Farm Park via a pathway crossing Costons Brook, as well as dedicated children's play areas.

Previously, the site had secured planning approval between 2020 and 2022 for 558 homes across its northern and southern sections. However, a review of the old consents identified multiple obstacles affecting feasibility, such as inconsistent building heights, diverse materials, varying internal layouts, and single staircases deemed inadequate under new regulations.

Currently, all feedback on the application consists of objections from over 19 individuals who have expressed opposition to the development. Most concerns are centered around the project's scale and the anticipated increased strain on local roads and services. One resident remarked, "This proposal is entirely inappropriate for the location and demonstrates a complete disregard for the existing pressures already affecting local residents. The area is already heavily congested on a daily basis, with traffic levels that are difficult to manage even before introducing an additional population of well over 1,000 new residents.

The local road infrastructure is simply not capable of supporting development on this scale. Equally concerning is the completely inadequate parking provision being proposed. A development of this magnitude with minimal parking spaces will inevitably force hundreds of additional vehicles into surrounding residential streets, creating unsafe conditions, obstructing access for emergency services, and causing significant disruption to current residents who already struggle with parking availability."

The consultation is currently live and is expected to conclude on Friday, May 22.
