Demolition of asbestos garage proposed for new unit in Ealing

An application has been submitted to Ealing Council to demolish an asbestos-ridden garage to make way for a new unit.

The privately owned abandoned garage is by Castlebar Park Road, Ealing. It was one of four garages constructed as part of the Queens Walk House Development but has since been sold as a standalone plot outside the larger development.

In the planning application, it states: "There is an existing garage and car port on the site. The space is currently un useable due to the condition of the structure - weak asbestos roof and unsafe car port structure."

Asbestos is a naturally occurring material that when released its fibres can cause serious health risks.

All the garages, except Garage Four (the abandoned one), are accessed from a driveway off Queens Walk.

The derelict garage has its own private driveway and crossover onto Castlebar Park Road, due to the plot's separation from the estate of Queens Walk House.

Proposals from Plan Project Management show that the garage will be able to store three vehicles, currently only having two parking spaces.

The applicants adds: "The garage is in full need of modernisation and updating. The electrical installations on site are corroded and potentially carry a risk to life. The existing roof structure is of corrugated asbestos cement and constitutes a significant health and life safety hazard should it be disturbed, for example by trespassers.

"This application shall demonstrate how the garage can be modernised, to create a cohesive and regular design, and provide significant improvements to the current footprint of the building whilst also focusing on the use of sustainable and re-useable materials."

According to the applicant, the garage contains weak asbestos (credit: Planning application/Ealing Council).

Currently, the application is in its consultation phase which ends on 16 October. If it all goes to plan, the applicant hopes to begin work in November and complete it by January 2025.
